Job Purpose The Hard Services Supervisor is responsible for overseeing the day-to-day operation, maintenance, and performance of all technical and engineering services within the residential compound, ensuring a safe, reliable, and well-maintained environment for residents and employees. Key Responsibilities Supervise daily hard services and technical maintenance activities across the compound. Oversee the operation and maintenance of electrical, HVAC, plumbing/water, firefighting, BMS, and other MEP systems . Ensure preventive and corrective maintenance activities are completed according to approved schedules and standards. Monitor contractors and service providers to ensure work is completed safely, efficiently, and in line with agreed standards. Conduct regular inspections of technical systems, equipment, and common areas and identify maintenance requirements. Coordinate and follow up on Preventive Maintenance (PM) and Corrective Maintenance (CM) activities. Respond to technical breakdowns and ensure timely resolution of maintenance issues. Monitor the performance of equipment and systems and recommend corrective actions or improvements where required. Ensure compliance with health, safety, environmental, and relevant technical requirements. Maintain accurate records of maintenance activities, incidents, inspections, and equipment performance. Coordinate with the Property Manager and other departments regarding operational and maintenance requirements. Support the preparation of maintenance reports, schedules, and technical documentation. Ensure that all works are carried out with minimum disruption to residents and community operations. Requirements Bachelor's degree or diploma in Electrical, Mechanical, Electro-Mechanical Engineering , or a related technical field. Relevant experience in Facilities Management, Property Management, Residential Communities, Hospitality, or similar environments . Strong technical knowledge of MEP systems, including electrical, HVAC, plumbing, firefighting, and BMS. Experience in managing contractors and maintenance service providers. Good knowledge of preventive and corrective maintenance practices. Strong problem-solving and troubleshooting skills. Good communication and coordination skills.
